We are a family business who have been in the property industry since 1994 and the service industry all of our lives, providing first class accommodation in the North and South of Manchester.

All of our rented accommodation is fully modernised and our fully furnished properties come with high quality modern items.

We accept all types of tenancy: corporate, shared houses (HMO's) full houses, short or long stays.

We are members of the RLA Residential Landlord Association, Bury Landlord Association and the FSB Federation of Small Business.

TO RENT WITH US ALL WE ASK IS:

Six months bank statements for proof of earnings and affordability.
Photocopies of your passport and driving license should you have one.
NI number.
Date of Birth.
Previous addresses covering the last 5 years
With details of previous landlords if you have been in rented accommodation. Please note we will check the identity and property ownership due to the number of people sending us fake landlord details. 
Current Employment and Previous Employment. Covering at least the past 5 years of employment. 
If you are from outside the EU you will need to provide proof that you are allowed to work in UK.

We also ask for a full credit search to make sure that you have no adverse credit or defaults on your file.
Please note we will still accept you as a tenant if you have CCJs or adverse credit, we understand that this can have happened down to pure bad luck. However we will NOT accept you as a tenant if you have ever defaulted on your rental payments or have had your deposit kept by your Landlord /Letting agency.
We also ask for a criminal record check. Therefore if you have ever been arrested then you will not be accepted.

With regards to HMO properties. As we vet tenants thoroughly you can rest assure that all the other people that you will be sharing with are of the same calibre as you. 

 

This information is required from everyone who is on the tenancy, therefore if you are renting one of our family homes both partners will need to provide this information. C L Properties are governed by the Data Protection Act 1998 as per UK Law we are fully registered with the ICO  please see ICO.org.uk for more information 


We ask for a full months rent in advance to move in plus a Deposit equal to one months rent
For shared houses (hmo) we do not ask for a deposit instead we ask for just two months rent in advance, thus keeping you a full month in advance throughout your tenancy, the last month after you have given your full months notice you will not need to pay as you will have paid at the start. 


Charges for referencing are Zero however for full houses we put your deposit into the Tenancy Deposit Scheme this comes with a £35 charge to you.
